Buying without an agent raises perfectly reasonable doubts. Here are straight answers to the ones we get asked most.
What does buying direct from the owner actually mean?
Every property on this site is owned and sold by us. There is no agent in the middle, so there is no brokerage — you are not paying 1% or 2% of the sale price to anyone for making an introduction. You deal with the person who holds the papers, and the price you see is the price we are asking.
Is there really no brokerage or commission?
None. We do not charge the buyer a fee at any stage — not for a site visit, not for paperwork help, and not at registry. The only money you pay is the agreed price for the property plus the statutory costs any buyer pays: stamp duty, registration charges and your own legal fees.
Can I see the papers before I commit to anything?
Yes, and you should. Ownership type, approvals, mutation records and RERA details where applicable are printed on every listing before you contact us. Ask for the originals at the site visit and bring your own lawyer to read them. We would rather you check than take our word for it.
How do I know the photographs and measurements are real?
The photographs are of the actual property, taken by us, not renderings or stock images. Measurements are what is on the papers. Where we are not certain of something — a distance, a project name, a timeline — we mark it for verification rather than stating it as fact.
Do you arrange site visits, and is there a charge?
Site visits are free and we will meet you there any day, including weekends. There is no obligation afterwards and nobody will chase you. If the property is not right, tell us what is wrong with it and we will say honestly whether we have anything that fits.
Can I get a home loan on these properties?
On most, yes — listings state whether a loan is available. Freehold property with clear title and approved plans is straightforward for banks. We will share whatever documents your bank's legal and technical team asks for.
Is the price negotiable?
Where it is, the listing says so. We would rather publish a realistic figure than inflate it to leave room for haggling, so there is usually less movement than you would expect from a broker-listed property.
What happens after I decide to buy?
We agree the price and terms in writing, then work through the documentation together — sale agreement, dues and clearances, then registration at the sub-registrar's office. We will tell you what to expect at each step and roughly what the statutory costs come to.
